Reports To: Maintenance Coordinator and Director of Operations

Summary of Position

The Maintenance Technician is responsible for the daily maintenance operations of the assigned residential apartment units.

Responsibilities & Duties

× Residents & Occupancy

Communicate consistent problems to Maintenance Coordinator

Enters daily time and materials used on property for billing of monthly maintenance costs – sent to Maintenance Coordinator for approval

× Facility Management

Responsible for completing all maintenance issues and work orders, external or internal, assigned to them, in a timely, efficient and professional manner

Complete and plan turnovers

Organize and maintain of all equipment and maintenance shop facilities

Purchase of required supplies, tools, and equipment to complete work orders properly

Completing spring and fall clean-up maintenance tasks

Complete snow removal and maintain proper logs

Emergency maintenance on call support for the on-call Maintenance Technician

Taking thorough photos and documentation of work completed

Qualifications & Education Requirements

× Familiarity with applicable local, state, and federal laws and regulations

× Knowledge in all Fair Housing Laws and procedures

× High level of organization and attention to detail

× Experience working as a team and working independently

× Boiler Experience preferred

× Professionalism

× Listening

× High school diploma, GED, or equivalent

× 2 years’ experience in apartment maintenance or related, preferred

× 2 years’ plumbing, electrical, general maintenance experience

× Driver’s License with personal vehicle, required

All job sites are located in Eau Claire, within a 5-mile radius of one another. Tools and necessary equipment provided on the job.
